The Challenge:
- MGS was asked to move by their landlord due to the sale of their building to a neighboring property owner who was expanding their manufacturing plant
- The tenant had been located in their current space for approximately 10+ years and had a “sweetheart” rent structure which was considerably below current market rents
- While MGS was considered mostly office type space for the library, they had a unique meeting space in the basement of the building for monthly programs for up to 75 people at a time. This space would not be easily replicated in your traditional office building.
- Find a building that would provide adequate parking capacity for their monthly events
Meridian Management Strategy:
- Searching available properties in the Minnesota Commercial Association of Realtors (MNCAR) database
- Broadcast email of client requirements to 400+ brokers in the MNCAR network
- Locate buildings that were not currently listed as For Lease through personal and professional network and driving areas in the geographic region selected by the tenant
Results:
- Located space that was able to match the existing rent structure with a meeting space for up to 100 people
- Negotiated a lease that included minimal rent increases over the term of the lease with renewal and expansion options favorable to the tenant.
- New building had additional storage space for marketing and collateral materials.
